what can I do to present my property in its best light?
Due to the proliferation of home improvement programmes on television - more and more sellers are aware of the importance of creating a positive first impression. Our experience has shown that the following simple steps have proved to be very effective.
- Tidy and air your property
- Vacuum and dust thoroughly
- Ensure all bathrooms are clean and smell fresh
- Kitchens should be cleaned and keep strong smelling foods in the fridge
- Thoroughly de-clutter - removing things that personalise your property such as family photos, trophies and bric-a-brac etc
- Remove and rearrange as much furniture as possible to really highlight the space
- Try to get as much light into your rooms as you can by opening blinds/curtains
- On darker days or night viewings, ensure all lights are turned on.
- Try to minimise the impact of pets as some people may be allergic or may not feel comfortable in their presence
- Arrange some fresh flowers in the living room
- Give front door a coat of paint if required
- Do touch up any minor cracks or blemishes to walls or ceilings
- Gardens should be tidied and lawns mowed - beds should be weed-free
- Balconies should be spruced up with flower boxes where appropriate
- Ensure you have keys to access all areas i.e. garage, outbuildings and garden
Discuss with the estate agent prior to any viewings, how you would like the property to be shown to buyers and any features you would like to be highlighted.
Allow potential purchasers the space to talk in private and time to digest the particulars of your property in a relaxed friendly manner, avoiding pressure for an immediate decision. Our policy is to provide feedback after every viewing so you are informed of people's observations.
