what happens once satisfactory references are obtained?
You should now be in a position to sign the assured shorthold tenancy (AST) or non housing act contract. This constitutes the tenancy agreement between you and the Landlord detailing all terms, any break clause and conditions of the let.
- Legally, tenants listed in the contract have joint and several liability
- An AST or Non Housing Act Agreement is between the Landlord and tenant
- You are committed for the duration of the tenancy agreement.
- Any special conditions agreed between the two parties should be listed in the contract
- Where the tenant has a right to a break clause, it is usually at a minimum of six months and requires one months notice, bringing the total to seven months minimum occupation
Simultaneously, you will need to provide us with cleared monies to cover the outstanding balance, usually one month's deposit and one month's rent in advance and any associated costs ie.inventory.
At this stage, your completed standing order forms will be lodged at your bank, confirming future payments to the Landlord. |
