Should you have a mortgage, it is normal that the lender requires you to obtain their consent before you let the property. In cases where you are not the freeholder, a lease would typically have covenants governing tenants. You need to check these with the Head Lessor where appropriate. Finally, you should inform your buildings, public liability and contents insurance company you wish to let your property as this could materially affect your cover.

Current legislation requires safety checks are carried out before letting a property and creates certain obligations for a landlord.
Electrical Equipment Regulations: The Landlord is obliged to ensure that all electrical appliances, equipment and supplies must be safe, and instruction manuals or directions are provided. Newly installed plugs and sockets must comply with the appropriate British Standard or approved substitute.
Gas Use Regulations 1994: This act requires landlords have any gas appliances and related pipe work tested on an annual basis. If your property does not conform, it is essential these tests are conducted before any tenants move in.
Furniture and Furnishings (Fire and Safety) Regulations: All upholstered furniture must comply with these regulations.
General Product Safety Regulations: Landlords are obliged to think about the general safety of the tenants in their properties and should provide at least battery operated, tested, working smoke alarms.
